Mysore/Mysuru: The Confederation of Real Estate Developers’ Associations of India (CREDAI), Mysuru, has urged the Mysuru City Corporation (MCC) to introduce uniform Floor Area Ratio (FAR) norms in line with other districts in Karnataka and to extend the validity of building plan sanctions from two years to five years.
In a memorandum submitted to MCC Commissioner Shaikh Tanveer Asif, CREDAI Mysuru President Harish Shenoy, along with Chairman D. Srihari, Vice-President L. Arun Pandit, Kumaraswamy and Madhu, said the existing FAR provisions in Mysuru are relatively restrictive and put the city at a disadvantage compared to other districts.
They noted that variations in FAR norms have created an imbalance in development opportunities, affecting optimal land use, housing supply, project viability and affordability. Lower FAR limits, they said, also constrain the city’s urban growth potential.
CREDAI argued that rationalising FAR norms would enable better land utilisation, support higher density in suitable areas and promote transit-oriented development. Such a move, it added, would also encourage investment in infrastructure and improve access to housing. The Association has urged MCC to review current FAR regulations & adopt a common framework in line with prevailing norms across the State to ensure planned and sustainable urban development.
Building plan validity
CREDAI has also sought an extension of building plan sanction validity from the current two years to five years. It said the present timeframe is inadequate, particularly for large projects that often face delays due to statutory approvals, financing cycles, market conditions and material and labour constraints.
“Extending validity period would reduce the need for repeated renewals, ease administrative procedures and provide greater certainty for developers. A longer window would also help in better project planning, improve compliance and boost investor confidence. Proposed reforms would go a long way in improving the ease of doing business and supporting Mysuru’s long-term growth,” CREDAI said.
